An appraisal is an opinion of value developed by
using a systematic method of procedures and techniques
to analyze a specific property within the context
of its market area. Upon the identification of the
problem to be solved, data regarding pertinent market
and property characteristics is collected and analyzed
to arrive at an appropriate highest and best use
conclusion, which is then used as the basis for
valuation. A final value opinion therefore reflects
the reconciliation between individual value indications
derived by the analyses of recent sales of comparable
properties, the current cost of reproducing or replacing
a building, and the net earning power that a property
can support. At the Dietrick Group, complete analyses
and full narrative reports are performed for each
assignment, tailored to meet the specific needs
